Dilapidation Reports

Builders are often obligated through the approval process to prepare dilapidation surveys on neighbouring properties for the purposes of documenting the existing condition of those buildings. This process not only protects the owners of the neighbouring properties against damage to their buildings that may arise through excavation of basement carparks, pile driving, land slippage and general vibration brought about by compaction of the earth, but also the builder against fraudulent claims for damage that was not caused by the works.

Pinnacle Building Consultancy undertakes thorough inspections for homeowners, builders and developers alike for the purposes of preparing a comprehensive report (or series of reports) containing a complete photographic record of the existing condition of a building or structure prior to the commencement of work under contract. The report is a “snapshot in time” and documents the complete condition of the building. At completion of construction on the adjoining property, any alleged changes in the condition of the building’s structure or finishes can be simply reviewed with our Follow-Up Dilapidation Survey report, which includes re-inspection of the premises or building(s) with respect to the original report, and the identification of any deterioration in the original condition of the structure. The information obtained during the follow-up inspection is supplied in “side-by-side” report format.

We also provide a basic Dilapidation Survey and Follow-Up Dilapidation Survey report service for individual lot owners in apartment buildings that are required to furnish the Owners Corporation with a dilapidation report on the adjoining lots and common property prior to commencement of renovations within their own lot.
