A staple amongst our standard services is the preparation of specifications and scopes of works. These documents vary in detail and type depending on our client’s requirements, and range from basic bullet-point scopes of works for simple building or remedial projects (where only two or three quotes will be obtained by the property owner), to substantial Tender Documentation containing the particulars of the impending tender process, contract conditions and detailed specification of materials and methods required to deliver the project in a timely, cost-effective fashion through competitive tender.

Pinnacle Building Consultancy is able to provide specifications and scopes of works on a wide variety of projects including simple remedial projects (for example, replacement roof membranes, repair of concrete spalling, painting of building facades) through to large scale building upgrades and remedial projects containing any number of works packages.

Our consultants initially meet with the asset owner or manager for the purposes of discussing the scope of our engagement and developing a project-specific strategy for the necessary building consultancy services and any subsequent requirement for client-side management of the future building works. Regardless of size, it is important to establish the client’s project vision, whether it be something as simple as eliminating a leak, or as complex as repairing and remodeling a twenty-story residential high-rise tower. For the purposes of achieving successful outcomes on all projects, we therefore:

• Establish the asset owner’s commercial objectives and project vision.
• Identify budgetary constraints.
• Identify the owner’s intended timeframe for delivery of the asset to full operation.

During design of the scope of works/specification, these critical factors underline the methods and materials that are selected by our consultants, and any conflict that we perceive as potentially affecting time, cost or quality are brought to our client’s attention for consideration.

Upon completion, the scope of works/specification may be issued to the marketplace for competitive tender through our Tender Service.
